Buying an Ocean Edge Condo: How to Prevent Buyers Remorse

We have all experienced buyers remorse at one point or another in our lives. You see something in the store, you feel like you just have to have it so you buy it. When you come down from your little shopping high purchasing this coveted item, you start analyzing your purchase. Did you really need it? Did you need to spend the amount you spent on it? What are you going to do with it? How could you have spent your money better? Why didn’t you comparative shop before making the leap? All of these questions swimming in your head could leave you feeling buyers remorse. Although it’s not a desirable feeling to get after making a purchase, at least you are typically able to return your purchase for a refund or at least store credit if you realize your purchase was a mistake. When you buy a home, you can not just return your condo if you determine that your purchase was a mistake. Avoid feeling homeowner buyers remorse and ask yourself these questions before you pull the trigger on purchasing your Ocean Edge condo.

Is It All About Winning?

When a property has many desirable features, is priced competitively and marketed well, many times a bidding war will ensue. Sometimes people get so caught up in trying to outbid the other person to “win” the home that they don’t really think about whether the home is worth it or not. They also don’t consider whether they would be able to afford the home now with that the price has gone above their original offer. It always feels good to win, but if you’re winning a home that you spent way too much money on and suddenly realize it, that feeling will definitely turn into buyers remorse. Keep a clear head if a bidding war starts. Determine what you are comfortable spending and stick with it. You might be able to pay a little more on the condo than you originally thought if the home is in good shape and you don’t need to do any major upgrades or remodeling to make it your dream home. If the condo does need some work, it might be a good idea to hold back and let this property slip by. New properties will be listed on the market. The perfect condo that fits your needs and budget could be just around the corner. Check out our blog “Find Your Dream Condo at Ocean Edge.”

Ocean Edge Buyers Remorse: Is it all about winning

How Familiar with the Condo are You?

One of the major reasons people feel buyers remorse after purchasing their home is because they are not completely familiar with the property before purchasing it. Sometimes surprises are fun, but when it comes to a home, unexpected surprises are not a good thing and can make you question why you bought your home. It’s important that you visit the condo multiple times, and that you inspect it thoroughly before purchasing the home. How many times have you visited the house you are thinking about purchasing? Buying a home is a huge investment, and you want to make sure you are making the right decision. Take someone you trust to see the home, whether it be a family member or friend. Try to see the home unfurnished so you can imagine yourself and your belongings in the space. You want to be confident in your purchase, so take your time and visit the home as often as you need until you are sure that it is the right home for you.

Have You Seen the Condo Alone?

Go to the home and tour it alone so you can really pay attention to the condo and see how you feel about it without anyone else’s opinion. If you’ve only been through the home with your significant other, trusted family member or friend, you might be feeling their excitement about the condo instead of your own. Are they talking you into what a great purchase this home is or do you believe it is the best place for you? Having your real estate agent there with you one on one to point out the positives and negatives of the property is always helpful. Their unbiased opinion and knowledge of the property and local real estate can help you make a more clear headed decision regarding the condo. After doing a walk through with your real estate agent, do a walk through by yourself. This will give you time to process what they said and see if it is a home that you can live with, flaws and all. When you’re done with your walk through it is helpful to have your real estate agent there to ask any questions that may have come up during your home tour. Not sure if you are working with the right real estate agent? Check out our blog “5 Reasons to be Thankful for a Great Real Estate Agent” to make sure yours is making the grade.

Do You Have a Contingency for That?

When buying a home, it is important to have a safety net just in case things do not go as planned in the inspection, appraisal or while securing your mortgage. If you are working with a real estate agent, they will likely recommend that you put in a contingency for the home inspection for the property. This is the only way that you can walk away from purchasing the condo if there is something really wrong with the property that is found during the home inspection. If you do not include the contingency regarding the home inspection, the property could be a total loss but you would still have to purchase it. If there is something wrong with the property that the inspection uncovers and you have that contingency in place, you have the opportunity to then walk away from the sale. Check out our blog “Top Home Buyers Fears and How to Face Them” which will discuss contingencies and other ways to protect yourself when buying your home.

How to Prevent Ocean Edge Buyers Remorse

Buyers remorse is a feeling that no one likes to get when they are making a large purchase. A home is most likely the largest purchase you will make in your life, and it is the worst purchase to regret because you can not return the home if you decide it was a bad idea. By taking the time to ask yourself the above questions, you could save yourself from living with regret over making the wrong purchase or the hassle of trying to sell your condo once you realize that it is not for you.

Delight Ocean Edge Condo Buyers with our 3 DIY Decorating Tips

Your Ocean Edge condo is on the market and ready to sell. Suddenly you look around and see that some of your neighbors have also listed their properties. How do you set your condominium apart from the competition without spending too much money? You have a nice property, priced appropriately and you don’t want to spend too much of your profit on a home you are not going to be living in anymore. Here are 3 simple do it yourself, or DIY decorating tips that won’t break the bank. Your condo already has the curb appeal to bring Ocean Edge condo buyers to the door. Now you need to make buyers fall in love with your home when they step inside and see these DIY decorating tips you have done to set your condo apart.

Second Impressions for Ocean Edge condo buyers

A home’s curb appeal is a home buyer’s first impression of a property. Ocean Edge landscaping crews maintain the grounds. Ocean Edge condo buyers have a positive first impression of your home already without you having to do anything to increase curb appeal. The second impression is made when the buyer walks into your condo. To increase a buyer’s second impression, some DIY decorating tips include creating an entrance way to your condo that will appeal to the buyer.

Regardless of the size of your condo, you can set the tone for your home by decorating your entrance. A small entrance with little room would benefit from a mirror to make the space feel larger and a nice entry floor mat. If you have more space in your entryway, a small table with flowers or potted plant and tasteful decorations would be appealing. Make sure that your entry is free of clutter during the time that your condo is listed on the market. You never know when someone might call for a tour of your home and you want to be ready. Second Impressions for Ocean Edge Condo Buyers

Give Your Home Character

One of the first pieces of advice your real estate agent will probably give you to get ready for showing your home to Ocean Edge condo buyers is to depersonalize your home. While it is true that you should take down personal pictures and momentos that might appear as clutter to people who do not have any sentimental attachment to them, make sure not to rid your home of its character. A home completely void of all decoration and accessories could make the condo appear cold and not inviting to the home buyer. You want the home buyer to feel comfortable in your space, so make your home look attractive but expensive at the same time. The little touches add value to the condo in the buyer’s eyes. The impersonal touches will still allow Ocean Edge condo buyers to visualize themselves living in the space, and maybe even give them ideas as to how to decorate the space once it is their own home.

Small details such as an ornamental throw pillow, candles and accent rugs are all small details that can raise the home buyer’s perception of the home’s worth. Choose a throw for your couch that is the same shade as one of the colors in a painting in the room. Attention to those small details will appeal to a home buyer’s emotions, drawing them in to the property and making it more desirable. Careful not to over do it. You want these small details throughout your space, sprinkled here and there and not overwhelming your home. It’s a delicate balance making a home look well decorated and not cluttered. So definitely remove any personal pictures in your condominium as your real estate agent suggests, but maybe invest in some accessories to decorate your condo. Pintrest is a great place to look for DIY decorating tips.

Give your Ocean Edge condo character

Small Renovations

Typically Ocean Edge condo buyers are looking for an updated kitchen and/or bathroom because it is one less thing that they have to do once they buy the home. Outdated bathrooms and kitchens are often deal breakers for home buyers. You do not want to break the bank and lose out on your profits by investing in a major remodel of your bathrooms and/or kitchen, so consider some cost effective DIY decorating tips to make your rooms feel less dated. In the kitchen, change out old knobs and paint or stain the cabinets to give your room some character. Check out our blog “5 Tips to Sell Your Ocean Edge Condo Above Market Price” for more tips on how to increase your home’s value in a competitive market.

Take a look at some home improvement magazines to see what is trending in kitchen remodels now and how you can inexpensively mimic the design in your current kitchen. Put in a back splash if you do not already have one that is on trend. In the bathroom, make sure your shower curtain liners are fresh or if you have glass doors on your shower that they are cleaned. Painting and switching out some outdated fixtures can go a long way. Get rid of Hollywood lighting because it is dated and replace it with something more modern. Large sheet mirrors in the bathroom are also considered very outdated, so if you are hesitant to remove and replace it, consider putting a frame around the mirror. Depending on the type of framing, it will set the tone for the room. A new sink or even faucet can make a difference in the room for very little money.

Buying at Ocean Edge Why You Should Consider A Real Estate Agent

For many, buying a condo or house is the largest purchase they will make in their lifetime. You might be tempted as a home buyer to cut the cost of buying a home by not using a real estate agent. For some people that works out just fine, and their home purchase goes well as far as they are concerned without using a real estate agent. However, if you are thinking of buying an Ocean Edge condo in Brewster without the assistance of a real estate agent, you need to really evaluate your ability to do this all on your own. Are you willing to sign a legally binding contract to purchase a condominium for hundreds of thousands of dollars without a professional on your side looking out for your best interests? Every year, home buyers make the decision to go without a real estate agent and end up spending an excessive amount of time and their own money trying to find the right home. Purchasing a home without a real estate agent is taking a gamble. If you are thinking about buying an Ocean Edge condominium in the near future, here are the reasons why you should consider a real estate agent.

What it Takes to Become a Real Estate Agent

A real estate agent went to classes in order to become a licensed real estate agent. Once they pass the exam to become an agent which tests on both state laws and real estate practices, they start working for a real estate broker. The real estate broker takes the agent under their wing and gives them the practical experience that they need to become successful in the field. It is in the broker’s best interest to train the agent well in their philosophy and ensure that the agent maintains ethical standards because they are a direct reflection on the real estate broker. In real estate, your reputation is everything. It is just as important to the real estate agent to build up their relationships in the community as it is for the real estate brokerage.

The Ocean Edge Condo Buying Process

The process of purchasing an Ocean Edge condo usually starts with an initial offer to buy a home. A thorough inspection of the home is conducted, which the home owner consented to being performed before the purchase. The inspection could come back as fine, and you can go ahead in purchasing the property or the inspection could uncover some issues that may make you want to lower your offer or cancel all together. Since you wrote an offer, and that is a binding contract, you want to make sure that you are protected by writing in a contingency that states that if there is a problem with the inspection you can back out of the deal. You do  not want to be stuck buying an Ocean Edge condo that will cost you lots of money to get fixed up. Your agent has the experience to know what problems could potentially pop up and how to protect you from them. Worried about the home buying process? Check out our blog “Top Home Buyers Fears and How to Face Them.”

Do Your Homework

If all of this information has you thinking about hiring a real estate agent, make sure you do some research before hiring. Ask your friends and family if they have anyone that they recommend from their experiences. Also, you want to find a real estate agent that is an expert in the area in which you are buying. For example, Michael Leighton has been the #1 Real Estate Agent at Ocean Edge since 2004. Within the Ocean Edge complex, there are a lot of things to take into account when purchasing a condo. A real estate agent that has been through numerous transactions within that condo community will know what is typical, what is not and how to make the purchase a smooth and relatively stress free experience. Hiring a friend who just got their real estate license or the first person that pops up in a Google search for real estate agents on Cape Cod is most likely not the best person to represent you in this monumental purchase.

Do Your Homework when purchasing an Ocean Edge condo

The Cost of a Real Estate Agent

When you first meet with a real estate agent, you will discuss the agent’s compensation. Honestly, the cost of a real estate agent working with you on your Ocean Edge condo purchase will most likely pay for itself. A real estate agent is trained to negotiate and get you the best deal possible for the condo you are buying. The percentage they save you on the home could possibly cover the real estate agent’s cost. Or if there is a problem with your property that requires remedy, the agent could save you on the cost of repairing it yourself by making a contingency that the owner either fixes it before you move in or gives you the money to cover the cost of having it repaired when you do own the home.

The bottom line is that you should not focus too much on how much hiring a real estate agent takes away from your home profit, because their experience and knowledge about the market is invaluable when trying to negotiate the right price. A real estate agent wants to help you find a home and get you the best price possible. Their skill set from working in the field and learning in the classroom about the laws makes their services well worth the money. Why You Should Consider a Real Estate Agent

Real estate agents are here to protect you and your investment. The Ocean Edge condo you purchase is likely to be one of the bigger purchases you make in your lifetime, why not hire a professional to make sure you are getting the best deal and the right property. The cost of a real estate agent is minimal compared to what they bring to the table in experience, which will make your home buying experience much easier. You real estate agent can help you avoid making some common first time home buyers mistakes. Selling Your Ocean Edge Condo Qualities to look for in a Listing Agent

When selling your Ocean Edge condo, it is important that you seek a professional and qualified real estate agent to list your property. Think of it this way, if you needed to have heart surgery, wouldn’t you do your homework to find the best possible care? You wouldn’t choose a doctor straight out of medical school to perform your life or death medical procedure. Instead, you would choose a surgeon who has been practicing for years with a phenomenal track record. It is your life after all. Selling your Ocean Edge condo is not a life or death decision, but it can be a stressful situation with thousands of dollars of your money on the line. The home selling process is so much easier when you have a skilled an experienced real estate agent on your side going through the whole process with you, telling you what to expect and guiding you in the right direction. Here is a list of the qualities to look for in an Ocean Edge listing agent so you do not waste time and miss out on potential sales.

Sometimes home sales are easy and straightforward, other times they are messy and complicated. Unfortunately, there is no way to tell how your home sale is going to go until you are in the thick of selling your Ocean Edge condo. One of the qualities to look for in a listing agent is creativity. Sometimes out of the box thinking is required to sell a home. The ability to come up with creative solutions when problems arise is an invaluable skill. There are so many things that can come up when in the process of closing a sale. The loan underwriter can ask for last minute paperwork, buyers back out, appraisals come lower than expected, or an inspection could uncover hidden issues. A seasoned and creative real estate agent will come up with a solution that will resolve the issue instead of floundering under pressure. With all of the competition at Ocean Edge, we came up with a list to make your condo unit stand out. Here is our list of the “7 Tips to Becoming the In Demand Condo at Ocean Edge.”

Creativity when selling an Ocean Edge condo

Experience needed when selling your Ocean Edge condo

When talking about qualities to look for in a listing agent, one can not overlook the real estate agent’s experience. The number of years that a real estate agent has been practicing does not matter, their record matters. It is important to choose a real estate agent with a deep understanding of the area, the generic market and metrics of the local Ocean Edge condo market instead of someone who has a general idea of how to sell a home and has been merely holding a license for a long time without much success in selling. When you’re working with a real estate agent who knows Ocean Edge and knows how to sell your property quickly for a profit, you will be grateful for the experience. Check out our blog, “5 Reasons to be Thankful for a Great Real Estate Agent” to see if your real estate agent is really working out for you and your property.

Open and Honest

Great communication skills is one of the most important qualities to look for in a listing agent. If your real estate agent is not open and honest with you, how can you trust them to sell your condominium? It is not fair to you as the seller for your real estate agent to let you believe your home is worth more than it actually is just because that’s a number you as the seller want to get for your Ocean Edge condo. It’s important for the real estate agent to listen to you and your needs, but if the price is not realistic you need to trust your agent to give you realistic expectations. It is important that you have a good relationship with your real estate agent, and it is equally important that your listing real estate agent is able to have tough conversations with you because it’s in your best interest when selling your Ocean Edge condo.

open and honest

Level Headed

When problems arise, creativity is one of the qualities to look for in a listing agent, but just as important is the ability to maintain a level head during crisis. It is easy to panic when you have set up your home for an open house, spent the money on staging and the offers do not come rolling in. Instead of panicking or freezing up unsure of what to do next, a level headed real estate agent will take the feedback they received from the Ocean Edge open house and present it to you calmly with some suggestions on how to bring in offers. It is your real estate agent’s job to work as the middle man between you and the potential buyers. Check out our list of “5 Tips to Sell Your Ocean Edge Condo About Market Price.” This will help you anticipate suggestions that your real estate agent might have in how to increase the desirability of your Ocean Edge condo to buyers.

It is important when you meet with your real estate agent for the first time that you discuss how you prefer to be contacted and how often you would like to be in touch. If one of the qualities to look for in a listing agent includes the ability to meet with your real estate agent once a week to discuss progress on selling your Ocean Edge condo, it is best to discuss this with the listing agent upon meeting for the first time. It is important to be on the same page in this regard in the very beginning so that you are not frustrated because your expectations differ from what is acceptable in their opinion. Perhaps your listing agent can not meet with you once per week, but on the days that the real estate agent can not meet you, you can meet with one of their associates who is working with them on selling your property. Another quality to look for is an agent who is eager to answers your questions. It is important that you do not feel like you are inconveniencing your real estate agent by asking questions.

Buying an Ocean Edge Condo as a Married Couple: What You Need to Know

Before I start talking about buying an Ocean Edge condo as a married couple, congratulations on your marriage or upcoming wedding! It is an exciting time in your life with endless possibilities ahead of you and your partner. Buying a home together is one of these options that are now open to you. Of course you could have bought a home together as an unmarried couple, but you may have put it off until after marriage figuring it would be so much easier to navigate. After all, we are familiar with the struggles that couples run up against when purchasing a house together when they are not married. Unfortunately, buying a house as a married couple is not too much easier due to the fact that some serious conversations need to be had before going forward with the home search. Here are some key pieces to discuss to make the home buying process easier for you and your spouse.

Chances are you and your spouse have discussed having or not having children at this point, but have you discussed how it would impact your finances? Although it is not a romantic way of thinking about it, having children is a huge expense, and it will draw a considerable amount of money from your budget. The cost of childcare is immense, and sometimes it is not worth it financially to have both partners work. If both partners continue to work when they have children, a significant portion of one of the paychecks will go directly to daycare.

On the other hand, one parent could stay home to save on the childcare expense, but that means your income could decrease by half. Could you continue to pay your mortgage and other expenses (such as utilities and car payments) if one of you stays at home or if you have a big childcare payment every month? It may seem early to discuss, but if you are planning to buy a home, the conversation needs to be had so you are not signing up for too big of a payment. A good rule of thumb when looking at mortgages is to plan on only paying 30% or less of your income on your mortgage. Just because you are approved for a $750,000 mortgage, does not mean that you should go out and buy a house for $750,000. Look at the big picture first.

Credit and Financial History

At the beginning of a relationship, you talk with your partner all the time. You talk about your interests, hobbies, taste in music, movies and everything in between. During this time, you are finding out whether you two are compatible and discovering more and more things that you love about that person. For a lot of couples, this talking does not include discussing their credit scores and financial history. Many consider the topic of credit score taboo and avoid talking about it all together. However, if you are planning on buying a condo as a married couple, you need to have the conversation.

If you are unaware of what your credit score is, call your credit card company to see if you can get a free report, or check one of the free credit monitoring websites such as Credit Karma. You need to know what your individual credit scores are before meeting with a mortgage lender. This gives you a chance to work on any credit problems either one of you have before applying for a mortgage. A low credit score could prevent you from getting a mortgage all together, or at the very least desirable interest rate. A high interest rate due to poor credit will cause you to spend way more on your home than if you cleaned up your credit in the first place. To find out more about how to fix your credit, “Clean Up Your Credit Score Before You Buy.”

Your Housing Future. Is Buying an Ocean Edge condo an option?

Another topic that needs to be discussed with your spouse is how long you plan on living in the home that you are purchasing. Is it your forever home, home for a couple of years or is it going to become your income property? If you’re planning to live in your home for just a couple of years and then convert into an income property, buying an Ocean Edge condo could be the way to go. Many people decide to rent their condos at Ocean Edge during the summer months, as they are very desirable vacation rentals for Cape Cod’s seasonal visitors. The amenities available to Ocean Edge tenants and the variety of floor plans are very appealing to summer visitors. See what kind of income you could expect from different style condos at our Ocean Edge Investment page.

If you are only planning on living in your Ocean Edge condo for a couple years until you are able to purchase a larger home so you can expand your family, you might want to look for an adjustable rate mortgage as opposed to a fixed rate mortgage. With an adjustable rate mortgage, your interest rate would be low for a certain period of time (typically 7 years), at which time it could change to any rate within a set limit. However, if you are buying a forever home, you would want to go for a fixed rate mortgage. A set rate mortgage tells you how much you can expect to pay on a monthly basis for the life of your loan. This makes budgeting much easier for families that plan on living in their homes for a long time.

Housing Future. Is an Ocean Edge condo an option?

Death and Divorce

As a newly married, or about to be married couple, the last thing you can picture is getting a divorce. Or worse, one of you dying. It is important when buying a home to determine how you are going to purchase the property in legal terms in case the worst happens. As a married couple, you have the home ownership option to joint tenancy or tenancy by entirety which is only granted to married couples. With this option, you can not transfer your portion of the property without your spouse’s consent. If one spouse dies, the other automatically has full ownership of the home. The second home ownership option is tenancy in common. This allows either spouse to transfer their portion of the property without the other spouse’s consent, and if one partner is contributing more to the property, protects their investment more in case of divorce.

Buying an Ocean Edge Condo as a Married Couple

Buying an Ocean Edge condo as a married couple can be stressful, but it is important that you are prepared because it is also a very exciting time in your lives. It may not be easy to have these conversations about finances and the future, but keep in mind you are building a life together. Get the tough conversations out of the way so you can move on to more fun conversations like what kind of tile you’re going to use in the bathroom and picking out color swatches for painting bedrooms! Ocean Edge Brewster - How to sell your condo ASAP

Selling a condominium at Ocean Edge Brewster can be an intimidating task for most home owners, whether it’s their first condo or their tenth. Their primary concern is how to sell their home, which is a multi leveled question. What part of the sale are you most concerned with? Do you want to know how to sell your Ocean Edge condo quickly? Do you want to know how to walk away from the home making the most money? Or do you just want to know how to best prepare your home for the real estate market in general? Your real estate agent will work to get you the best price for your property by comparing your home to other condos in the area that have sold. That is how your real estate agent will help you walk away from your home with the most money in your pocket. To sell your Ocean Edge condominium ASAP, your agent can help you by using some basic best practices in real estate.

Is it a seller’s market or a buyer’s market in your area? A buyer’s market is when there is more of a housing inventory than the number of people that are buying homes. In this market, the price of homes will be lower because the inventory is so great and people are desperate to sell. A seller’s market is the opposite. In a seller’s market, there are more buyers looking to buy a property than properties on the market. A seller’s market means bidding wars and high prices for the buyers because there are so few houses on the real estate market. Your real estate agent should be aware of the real estate market in your area to help you make an educated decision when to sell your home.

One thing to keep in mind is that Cape Cod is a whole different animal than the rest of the state, so you need to look at regional trends instead of state trends. The market can be different in the Boston area or western part of the state than on Cape Cod.

Timing for selling your Ocean Edge condo

Price your Ocean Edge Brewster condo well

Condos at Ocean Edge Brewster that are not priced correctly will not sell. A home that is priced too high will just sit on the market, which does not look good to potential buyers. Unfortunately, these home owners typically turn down early offers that are below their asking price because the seller believes that their home is worth way more and the bigger offers are just around the corner. This is not usually the case. The more time a Ocean Edge Brewster condominium stays on the market, the less interest buyers will have in the home. An overpriced home that has been on the market shows buyers that there is little negotiating on the price, and so why bother. If you choose the right real estate agent, they will help you price your home competitively so you are able to walk away feeling good about your decision. Do you have the right real estate agent for selling your home? Find out in our blog, “5 Reasons to be Thankful for a Great Real Estate Agent.”

It was once believed that the only time to sell your home was in the spring and summer months. This was due to the fact that the majority of buyers were young families with children that needed to find a home and move into it before their children started school in the fall. While it is true that many buyers with young families try to buy homes during this time of year, they are not the only audience buying homes. People are putting off having children until later in life, so many unattached millennials and child free empty nesters are buying homes throughout the year.

Use the old fashioned mindset of only listing in the spring and summer months to your advantage! If you list your home during the fall and winter months, you could be one of only a few other Ocean Edge Brewster condos that are on the market at the time. This creates more of a sellers market because your home is only competing with a few other condominiums. How do you make your home stand out among others and capture the millennial and empty nesters’ attention? Check out our blog “How to Appeal to Buyers of Every Generation.”

Season for selling your Ocean Edge Brewster condo

Fix it Up

It sounds like it should be common sense to say that you should clean your Ocean Edge Brewster condominium and fix anything that is in need of repair. However, sometimes those details are overlooked or not taken too seriously. You may be used to the chipping paint on the baseboard or dust above the cabinets, but a buyer is not. It is worth having a professional cleaning service come in and do a thorough cleaning of your Ocean Edge home before it is shown, because first impressions matter. They matter when you’re meeting someone new, and they matter when buyers see your home for the first time. If something is broken, take the time to fix it before a potential buyer turns away from your property. If you have carpeting, invest in a company or a professional carpet cleaner to make it look brand new for buyers. For more tips on how to sell your home, check out our blog “Your House Not Selling? Ocean Edge Brewster Condo Appraisals

An Ocean Edge condo’s selling price is determined by the seller’s real estate agent after doing his/her research on the condo itself and the price of comparable properties that had recently sold. Your real estate agent did their research when you decided to make the offer on the condo by checking the same stats, and determined a number you both were comfortable with offering. The mortgage lender does their own research to determine how much the home is worth by sending an assessor to find the value of the condo. Your idea of what the Ocean Edge condo is worth and the seller’s idea of what the condo is worth have nothing to do with the amount that the assessor finds the home is worth. The number the assessor comes up with is the only number your lender is concerned with, and will determine your loan. So who does Ocean Edge Brewster condo appraisals and what do they look for? Here is what you can expect when the condominium you are interested in purchasing goes through a home appraisal.

Who’s does Ocean Edge Brewster condo appraisals?

The appraiser is a non biased individual who has the task of determining the value of a piece of property. Not all home appraisers have to be licensed by the state, the law mandates that federally funded lenders only use home appraisers that have their state license to do appraisals for their properties. The majority of home appraisers belong to a national association of appraisers that requires them to act ethically, just as many real estate agents belong to national associations requiring them to act with a high ethical standard. Are the home appraisals always accurate? Typically home evaluations conducted by professional appraisers are pretty accurate. However, the accuracy of the appraisal is only as good as the information that the appraiser has regarding the property. If a home owner is on hand for the appraiser to answer questions, such as age of plumbing or flooring, the appraisal will be more accurate and complete. If the home owner is not available for the appraisal, the appraiser is still trained to make estimated guesses on the questions they are given to assess the property.

What Can Affect the Home Appraisal?

There are a number of factors that go into determining the worth of an Ocean Edge condo. The appraiser is trained to take all of these factors into consideration when coming up with the amount of money the home is worth. The local and national economy, foreclosures in the area along with where the home is located are some of the factors that have nothing to do with the actual property itself. The home is compared with other properties in the area to see how the condo stacks up to them, as well as the overall condition of the home and recent upgrades that have been done to the Ocean Edge home.

What Does the Appraiser Do?

Once the appraiser has gone to the property, they must inspect the condo completely from floor to ceiling, including the exterior. The home appraiser even takes a measurement of the home itself to make sure that they have the most complete information for their Ocean Edge Brewster condo appraisals. The appraiser then takes the assessment to their office to compare it with recently sold properties in the area, along with the other factors such as national and local economy, foreclosures and how this condo compares in condition to other similar properties. The appraiser goes a step further to check to see if there are any plans for development that might affect the home’s worth in the near future (such as a other large building developments coming down the road). All of this information is taken to the lender for them to make their determination. The best case scenario for both the seller and the buyer is that the appraisal comes in at the same price (or close to) as the sale price.

What does the Ocean Edge Brewster appraiser do

What Could Possibly Go Wrong?

The worst case scenario in regards to Ocean Edge Brewster condo appraisals for everyone involved is if the appraisal comes in below the selling price. At that point, the buyer has four options. The buyer could dispute the appraisal, ask the seller to come down in price, meet the seller half way in the price difference so they are approved for the loan, or the buyer comes up with a bigger down payment to decrease the loan amount. If you choose to dispute the appraisal and you feel it is not true to the home value, work with your real estate agent to find issues with the appraisal report. Double check the comps in the area to make sure that the appraiser did not make a mistake and see if the home’s upgrades are mentioned in the report. If you and your real estate agent feel that you have enough proof that the appraisal was not true to the home, the real estate agent can contact the lender to have a second Ocean Edge appraisal conducted. Typically appraisals are true, but mistakes do happen.

8 things you should not say at an ocean edge open house

Honesty is always the best policy, unless you’re a home buyer at an Ocean Edge open house. It is always a good idea to be honest and forthcoming with your real estate agent, but you might want to hold your tongue when dealing with the seller’s listing agent! Your real estate agent is obligated to you, and the listing agent is obligated to their client, the seller. Ocean Edge is a great place to buy, just check out our blog “5 Reasons to Buy a Condo at Ocean Edge.” Before you walk into that Ocean Edge open house, take a look at these 8 things you should not say at an open house to make sure you put your best foot forward, and not right into your mouth instead.

“I can spend $….”

Before you go to an open house, you should have an idea of what your budget is to spend on a home and what you can afford. It is a good idea to get a pre-approval letter from the bank so that when you find your dream home, it is easy to secure financing for that home. Your real estate agent should have an idea of what you can spend, but the seller’s real estate agent doesn’t need to know how much money you have in your purse to work with. Letting the seller know what you can spend on a home could hurt your ability to negotiate the price later if you decide to buy the condo. When calculating your budget, remember to keep in mind the money you need to come up with at closing. Find out about these closing costs in our blog, “Hidden Costs of Buying a Home.”

“This is the Ocean Edge condo of my dreams!”

Buying a home is an emotional experience. It is not just a financial transaction, it is deciding on where you’re going to spend your time and possibly have a family. It is important that when you are looking at the Ocean Edge open house, you contain your excitement for the condo even if you feel that this is the one you want to buy. It is perfectly acceptable to express to your real estate agent your desire to purchase the condo, but you do not want to let the seller’s agent know that you love the unit so much. This will give the seller the upper hand, and could hurt your price negotiations. If the seller’s agent knows how emotionally attached you are to the home, they will be less likely to lower the price because they know that you are already planning room colors for the different bedrooms in your mind.

“That dining table set is tacky!”

Just as your mother has told you before, if you do not have anything nice to say, do not say anything at all. Insulting the taste of the seller to the seller or the seller’s agent at the Ocean Edge open house will not get you any extra points when you submit an offer. If the seller has different taste than you do, it does not impact the property and is not worth mentioning. However, comments such as those might impact you if you are interested in purchasing the property. Negative comments about the decor could be taken personally and you could automatically be taken out of consideration if multiple offers come in for the condo at Ocean Edge. Sounds childish, but it is their choice and it has happened.

“I can’t wait to get rid of that!”

This is the same as commenting on how hideous a person’s taste in furniture is, you should keep the negative comments to yourself. Keep in mind this is someone’s home. You might not think that the owner is there, but some owners want to be present at their open houses, and linger trying to fit in as a potential buyer. Remember that this is someone’s home where they have built memories, and keep the negative comments to yourself. The owner could easily reject your offer or up their price if you do decide to make an offer purely because they were offended by your comments.

i can't wait to get rid of that

“I will give you (a really low offer)…”

Offering a low ball offer as a buyer could backfire. The home owners have the right to flat out refuse any offer, without countering. If the home owner refuses, you are out of the running. If you are working with a real estate agent, trust their judgement when it comes to offering a price that the owner would find fair and still consider a good deal for you. You want to make an offer that is either perfectly acceptable for the owner or a good place to start price negotiations. Do you have the right real estate agent? Find out by reading our blog, “5 Reasons to Be Thankful for a Great Real Estate Agent.”

“Why sell this Ocean Edge condominium?”

The condo you are looking at might seem like a dream come true, and you couldn’t imagine why the seller would want to part with the property, but under no circumstance should you ask why they are selling at the Ocean Edge open house. You might be curious, but you are likely opening up a can of worms which will make the sellers uncomfortable. The reasons for selling the property could be extremely personal and embarrassing for the owner, making them feel uncomfortable. The seller is obligated to disclose any issues that they are aware of to their real estate agent who is obligated to tell potential buyers. So if you’re worried that the condo is being sold due to a defect or structural issue with the home, it would be disclosed to you.

“You’ll never sell at this price”

The more houses you look at, the more of an idea you get about what homes are worth. It’s easy to feel like an expert once you have been to an open house or ten. However, not all houses are priced the same. Village location, layout, improvements, etc impact the price of a home. The seller’s real estate agent took all of this into account and came up with a price for the condo for a reason. Maybe they left room for negotiations, but if you are interested, discuss price with your real estate agent. Negative comments regarding the price at the open house will not help you buy the unit. Trust your real estate agent to help you come up with a reasonable offer for the property so no feelings are hurt, which could ultimately hurt your chances to buy the Ocean Ege condo.

“What Do You Think of Living Here?”

Quizzing the neighbors about the neighborhood is not the kind of first impression you want to make at the open house if you’re thinking of buying the property. It’s natural to want to get an idea of what it’s like to live in the home you’re thinking of purchasing, but don’t come off as a pest to a neighbor you’re going to have to live next to for a period of time. If the neighbors seem friendly and initiate a conversation, it is totally acceptable to casually ask, but keep in mind that everyone is different. What one person sees as a great aspect of a neighborhood might completely turn you off. Take a look around and research the area yourself to get an idea as to whether it is a good fit or not.

Before you obtain financing for your mortgage, many financial institutions are insisting upon a letter of pre-approval in order to consider you for a mortgage product. Obtaining pre-approval in advance almost guarantees that you will be approved for a mortgage from a lender. Finding the perfect Ocean Edge condo, doing your research and not going ahead and getting pre-approved before applying for a mortgage with a lender could result in heartache for you as the buyer. Do yourself a favor and go for the pre-approval in the very beginning of your condo search for piece of mind and make financing through a mortgage lender a breeze.

Mortgage pre-approval

It is vital that you understand what it is going to cost you to buy your condominium before you even begin the purchasing process. This means understanding what you are expected to bring with you to the closing of your condo as well as what it is going to cost you every month to own your property. Before closing on your property, you need to decide whether you will come up with closing fees, have the owner cover the closing fees you accumulate, or if you are going to roll them into your mortgage payment. To find out what fees you can expect at closing, check out our blog “Hidden Costs of Buying a Home.

There are 5 components that make up your monthly housing bill. These 5 components are: principal, interest, taxes, insurance and condo fees. The principal is the money that is coming off of your selling price. The interest is the interest on your loan that you are paying off. The taxes are your assessed property tax and the insurance is your home owners insurance. The condo fee takes care of the exterior of the property (including landscape) and your membership package (if you choose to purchase one through Ocean Edge). It is important that you also figure in that you are going to be paying for monthly utilities. Ask your realtor to ask the current owners to give you an idea of what their utilities were during the summer and winter months so that you have an idea of what you could spend on your utilities.

Credit is a vital part of your ability to secure financing from a mortgage lender to buy your home. Mortgage lenders have strict guidelines you must fall into in order for you to qualify for different mortgage products with their institutions. This is why it is so important to have a handle on your credit before you start the house buying process. There are free apps and websites, such as Credit Karma that give you an estimated credit score so you can see what your credit score is at any time. Any changes that occur to your credit such as starting a new job, closing a credit card or a late payment will negatively impact your credit score, which could jeopardize your financing and ultimately buying a condo at Ocean Edge. For more tips on how to build your credit, check out our blog “Clean Up Your Credit Score Before You Buy.”

Budget & Timeline

Before you begin the process of buying, it is important to ask yourself what your personal timeline is for buying a house. Are you in a rush to find something right away because you just sold your home or is your rental lease ending soon? Maybe you’re staying with family while you look for a house, or have a month to month lease that is more flexible and allows you to take your time in searching for the perfect house.

Your personal timeline plays into budgeting for your home. Keep in mind that you are potentially signing a 30 year fixed mortgage, so how long are you planning on living in your new home? Since you have already budgeted for your mortgage payments, condo fees and other monthly expenses, you should have an idea of what to set aside every month to pay your bills. As long as you do not see your finances changing for the time that you plan on spending in your home, home ownership should be a breeze.

Prepare Paperwork

Every lender is different. Make sure you have all of the information you need when you meet with the financial institution to sign on the dotted line. Some examples of paperwork that you might need to bring with you is: divorce paperwork, birth certificates, bank statements, pay stubs, etc. Make sure you find out ahead of time what you will need, as some of the paperwork may take time to collect.
